How Long Does a Move-In or Post-Renovation Clean Actually Take? An Honest Guide for Burlington and Hamilton Homeowners

Move-in Move out Cleaning Services

Last Friday, I walked into a 2,600-square-foot home in Hamilton for what was booked as a move-in clean.

It was a beautiful property: multiple walk-in closets, two and a half bathrooms, and a kitchen that had clearly been recently updated. And—visible the moment I stepped through the door—was the unmistakable fine grey dust of recent renovation work coating every horizontal surface in the home.

What had been booked as a move-in clean was also, in every practical sense, a post-renovation clean—two of the most labour-intensive cleaning categories in the industry, in the same home, on the same day.

My client is lovely and meant no harm by underestimating the scope. But that moment—arriving at a job that has silently doubled in complexity since booking—is one of the most common and most preventable problems in professional cleaning. This guide exists to close that gap.

Why Production Rates Matter — And Why Nobody Talks About Them

The cleaning industry has a transparency problem. Most companies quote by number of bedrooms, by a flat rate, or by a rushed phone consultation that doesn’t account for the actual work involved. Clients have no frame of reference for how long things take when done properly. They estimate based on their own cleaning experience. A rushed 45-minute tidy, and apply it to a professional standard they’ve never seen modelled.

The result is mismatched expectations, mid-job pricing conversations that shouldn’t have to happen, and cleaning that gets rushed to fit an impossible time window.

Professional cleaning uses production rates: a measure of square footage cleaned per hour per cleaner at a given service level. Understanding these rates is the single most useful thing a homeowner can know before booking any specialty clean.

Production Rates by Service Type

Standard Recurring Maintenance Clean This is the baseline—a home that has been professionally cleaned recently and is being maintained at a consistent standard.

  • Production rate: 400–500 sq ft per hour per cleaner
  • A 2,600 sq ft home: 5–6.5 hours solo / 2.5–3.5 hours with a 2-person crew
  • What’s included: surfaces wiped, floors cleaned, bathrooms sanitized, kitchen maintained

Move-In / Move-Out Clean A vacant property clean is significantly more involved than maintenance cleaning. Every surface is addressed—inside all cabinets, appliance interiors, closet details, window sills, baseboards, and areas that maintenance cleaning doesn’t touch in a furnished home.

  • Production rate: 200–300 sq ft per hour per cleaner
  • A 2,600 sq ft home: 8–13 hours solo / 4–6.5 hours with a 2-person crew
  • What’s included: inside all appliances, cabinet and closet interiors, full bathroom detail including grout, all floors, all glass surfaces, every room from top to bottom

Post-Renovation Clean This is the most labour-intensive residential clean there is. Construction dust is not ordinary household dust—it’s ultra-fine particulate that infiltrates HVAC registers, settles into grout lines, coats window tracks and cabinet interiors, and requires systematic top-to-bottom removal before it permanently bonds to surfaces.

  • Production rate: 150–200 sq ft per hour per cleaner
  • A 2,600 sq ft home: 13–17 hours solo / 6.5–9 hours with a 2-person crew
  • What’s included: construction dust removal from all surfaces including HVAC registers, grout lines, window tracks, cabinet interiors, light fixtures, and every horizontal and vertical surface in the home

Move-In Clean Combined With Post-Renovation Scope

This is Friday’s job.

When both scopes apply—when a vacant home has also had recent renovation work—the post-renovation rate applies throughout, plus the move-in detail work for cabinets, appliances, and closets on top of that.

A 2,600 sq ft home under this combined scope is a genuine full-day job for a 2-person crew, or a two-day job for a single cleaner working to a proper standard. There is no version of this job that takes 3 hours and is done well.

What This Means for Burlington and Hamilton Homeowners

If you’re booking a move-in or post-renovation clean for a Burlington or Hamilton home, here are three questions that will ensure your quote is accurate and your expectations are aligned.

Question 1: Has any renovation or construction work been done in this property — including minor work like painting, flooring, or fixture replacement?

Even a single room of drywall work affects the entire home. Fine construction dust travels through HVAC systems and settles everywhere. If the answer is yes to any construction activity, post-renovation rates apply to the scope.

Question 2: What is the actual square footage of the area to be cleaned?

Not the listing square footage. The actual area—including finished basements, attic rooms, multiple walk-in closets, utility rooms, and any space that accumulates dust and needs professional attention.

Question 3: What is your crew size for this booking, and how is your time estimate calculated?

A cleaning company that quotes your 2,600 sq ft home at 3 hours without asking these questions has not thought seriously about the scope. A company that asks them, calculates based on production rates, and gives you an honest time estimate is one that will deliver what they’ve promised.

What Ray of Light Cleaning Does Differently

At Ray of Light Cleaning, every move-in and post-renovation quote begins with a scope confirmation conversation—not a standard booking form. We ask about recent construction activity. We ask about actual square footage. We ask about specific areas of concern.

Then we price accordingly, communicate the time estimate clearly before we arrive, and include a scope-change clause in our booking confirmation: if the scope on arrival differs materially from what was described at booking, additional time is billed at our standard rate. No surprises on the day. No mid-job conversations that shouldn’t have to happen.

Friday’s job was extraordinary in the best possible way: a complex scope, a beautiful home, and a client who understood and appreciated the work once the full picture was clear. We got it done properly. We also got the before-and-after content to prove it.
